When you start considering a home addition you should also consider where you are going to add the addition on, the cost of this and how it will look. The best home
additions do not interfere with the look of a home and should look like they have always been there. It is also not always cheaper to add an extra story to your home, but it
may be better to build on ground floor. You should also consider factors such as how the addition will affect other parts of the house – does this new addition block light
from entering another room?

You may be considering a home addition to make room for a new family member or to increase the re-sale value of your home, but if you are going to be adding on a
room or doing other major renovations you will probably need to obtain a building permit. You can either do this yourself or get your contractor to do it for you. Choose a
contractor who you feel comfortable with and who has the necessary references, experience and qualifications to do a good job.
First floor additions are the most popular type addition simply because they can be easily adapted to the original house design. Adding a bedroom or extending an
existing room, adding a bathroom & adding a family room are the most desired by the average homeowner.

Adding to the rear or side of the house is by far the most prevalent simply because it easily adapts to extending living space to any kind of room you need.

Building a first floor on the front of the house is less prevalent because it is usually more expensive to do so & frequently there are issues with property set-back
limitations. The front addition is more expensive because it almost always entails new front doors & new steps & walkways. All are relatively expensive items.

Planning includes blending in roof design, foundation, siding, windows, doors etc & a host of large & small items. These additions do not come in a box, wrapped up &
ready to use. Each addition is custom built to your specifications & those specs include many, many options & choices.

It has been my experience after giving thousands of estimates to homeowners that most have no idea how to buy an addition. They know little about planning & design
& haven't a clue how to get the cost down to an affordable price.

It takes more than getting three estimates & pick the low price which is what the majority of the homeowners do. There is nothing difficult about buying an addition if the
correct simple method is spelled out for you to read & absorb.

When building a room addition your contractor should take every means available to him/her to match the existing exterior of your home. There is many services
available now via the Internet that allow even old out of date materials to be located nationwide and delivered to your project site. The contractor should spell out clearly
the types of materials to be used, time line for each trade involved, a complete payment structure, and expected finish dates. Your contractor should specify the permits
required and if he/she plans to obtain them and obey local inspection schedules. Ask your contractor who will get to pick interior finishes..in many cases the contractor
will leave an allowance in the bid that allows you to pick fixtures, paint, etc. within a specified budget. You may choose simple accents to keep cost down a receive a
credit if you do not use all of your allowance, or you may choose to exceed the allowance and add the difference to your contract total.

Remember that when any contractor digs on a project the utilities in your yard should be clearly marked which is a free service provided by MODIG. Do not allow your
contractor to start your project if there is no markings. It sometimes can take days if not weeks to fix broken utility lines which could leave you without phone, cable,
water, or electric.
